Luxury 4 bedroom 2 bathroom Villa boasts a private pool,garden, sea views and is literally less than a minute walk to a beach or taverna/supermarket. Ideally located in the lovely town of Pernera near Protaras.

In a beach front complex of 29 villas, this 4 bed villa is set just slightly back from the front line, although still offering sea views and easy access to the wonderful sandy beach.

This corner plot open plan villa has hot/cold air conditioning throughout and is fully furnished with modern sofas, coffee table and TV. There is a large dining table and chairs.

The kitchen area is fully equipped with fitted cupboards & marble worktops, high quality large and small appliances,

The ground floor also consists of a large double bedroom and separate shower room/guest WC.

Patio doors lead from the lounge into the low walled garden. A large private pool is at the rear of the villa with ample space for sunloungers and outside dining. Secure parking is available for at least two vehicles.

The upper floor of this villa consists of three double bedrooms, with the master bedroom having the added advantage of ensuite facilities and walk in wardrobe. A further full bathroom is located on this floor. The 3 bedrooms each have their own separate balcony. All bathrooms are tiled and include high quality fixtures and fittings.

Included: Linen and bath towels, utilities (electric/gas/water). Beach towels are not supplied.

The Famagusta District is on the island's east coast & was once the main port of Cyprus. The areas of Ayia Napa & Protaras were then redeveloped with many hotels, shops, tavernas, discos and bars.

In recent years Pernera has developed into a perfect area for families, with great sandy beaches and enough bars, restaurants, supermarket and tourist shopping to provide an ideal location if you do not want to venture to far. The villa location is unique as it is situated at the beach and also only a few minutes’ walk to the main tourist area

A recent added attraction to Pernera is a beautiful seafront walkway to Protaras about 10 to 15 minutes away. Ideal for pushchairs and the very easy for the elderly and lit at night. For those who wish there are a number of restaurants and bars to stop at.

Along the Pernera/Protaras coastline a number of beaches offer water sports, and boat trips at reasonable prices.

Close by is a small waterpark but only a short drive away is the Europes largest water theme park Waterworld, well worth a visit on a hot day.

An excursion to the TROODOS MOUNTAINS, approximately 1.5 hours drive, is also not to be missed. There are nine churches and one monastery in Troodos that are counted among UNESCO's World Heritage Sites.

Cypriot Summers start as early as mid February and extend way into mid November when it remains extremely pleasant with warm days and only slightly cooler nights. Winter comes only in December, with temperatures still ranging round about 15 degrees Centigrade. So, slightly cooler but still warmer than most of Europe and crisp n fresh !
